Class Code: 9012

Per NCCI's Scopes Code Description:

Code 9012 is assigned primarily to clerical and outside sales staff of insureds who are owners, lessees, or real estate management firms engaged in building or property management operations. Typically, Code 9012 is used in conjunction with building maintenance operations that are classified to Code 9015. Employees contemplated by this code are those who engage in one or more of the following operations: the collection of rent, showing vacant dwellings, preparing rental contracts, and overseeing the maintenance and security of the building or grounds.

•    Nonresident management of farm or ranch property for others, not corporate farms.
•    Real estate management companies and real estate investment trusts.

Special Conditions:

A division of payroll is not available for employees engaged in duties contemplated by Code 9012 and operations described by another classification. Under these circumstances, the employee’s wages are assigned to the higher rated of these two classes.

Code 9012 includes office employees even though the duties performed by these office employees and the office worked in would otherwise qualify these employees for Code 8810. Code 9012 is assigned to these employees even though the office where the clerical activities take place is located at a separate location where only clerical duties are performed for the Code 9012 operation.

Employees working exclusively for a country club operation run by a hotel, resort, condominium, or other community association are assigned to Code 9060.

Related Operations Not Classified to Code 9012:

Employees who engage in maintenance or repair work are to be separately rated to Code 9015.

Security desk personnel, night watchguards, elevator operators and starters, doormen, gatekeepers, and concierges are to be separately rated to Code 9015.

Child care centers that have late or overnight operating hours are properly classified to Code 8869.

Clerical employees dedicated to country club operations run by a condominium or other community association are included in Code 9060, provided no interchange of labor occurs.
